Contractor Marketing in San Antonio
San Antonio contractors work under rules most Texas markets never think about. The city is back under Stage 3 watering restrictions (SAWS), and the aquifer drought behind them is in its seventh year (Texas Public Radio).
We're based in Austin, and we don't have San Antonio clients to point to yet. So instead of borrowed case studies, here's what we know about this market and how we'd market a trade business in it.
Water Rules Shape Outdoor Work Here
San Antonio Water System ties its watering rules to the level of the Edwards Aquifer. Under Stage 3, sprinklers run once a week on a set day and during set hours, high-use customers pay a surcharge, and drip irrigation is limited to two days a week (SAWS). SAWS also offers coupons of up to $600 to replace grass with drought-tolerant landscaping (SAWS).
That changes what homeowners ask for and when. Patios, xeriscape and other low-water outdoor projects make more sense when the lawn can only be watered once a week, and buyers want to know what's allowed before they commit. A hardscaping or outdoor living contractor whose website explains the current stage and the SAWS coupon answers the question everyone else skips.
Hail, Heat and the 2021 Freeze
The April 2016 hailstorm is still the benchmark here. The Insurance Council of Texas estimated $1.36 billion in Bexar County damage, the costliest hailstorm in Texas history at the time, with hail up to 4.5 inches across the north side (Texas Public Radio).
Storm work comes with a legal line for roofing marketing: Texas law bars contractors from offering to waive an insurance deductible or work it into a bid (Texas Department of Insurance). Ads that hint otherwise invite trouble, and homeowners who know the rule notice.
Summer 2023 was San Antonio's hottest on record (KSAT), which is the kind of season that fills an HVAC schedule. And during Winter Storm Uri in 2021, SAWS pump stations went offline and frozen, broken pipes dragged down pressure across the system, to the point that SAWS started a repair aid program for burst pipes (SAWS, KSAT). See plumbing marketing.
A Growing Metro With a Cooler New-Home Market
The San Antonio–New Braunfels metro reached about 2.81 million people in 2025, adding roughly 38,000 in a year (US Census via FRED), and the city itself is on track to pass Philadelphia as the sixth-largest in the country (San Antonio Current). The fastest growth is along the edges: Comal County is up nearly 28% since 2020 (Community Impact) and Kendall County about 20% (Community Impact).
New construction has cooled even as people keep arriving. Single-family permits in the metro were about 18% lower in 2025 than in 2024 (Census permits via FRED), while the resale market sits at about six months of inventory, which local Realtors called one of the most balanced markets in years (SABOR).
Our read: more of the work is in homes that already exist. That favors remodelers, foundation repair and repair-heavy trades over contractors who live on new-build supply chains. Joint Base San Antonio, with about 74,700 direct employees (Texas Comptroller), adds a large, steady base of households to that picture.
City Registration Is a Trust Signal
The City of San Antonio requires contractors to register with Development Services before it issues building, electrical, plumbing or mechanical permits (City of San Antonio). Residential work splits into Home Improvement Contractor registration for non-structural remodeling and Residential Building Contractor registration for new homes, structural remodels, additions and foundation repairs, each with a background check and insurance minimums (City of San Antonio). HVAC, electrical and plumbing contractors need a state license on top of city registration.
Most contractors treat that as paperwork. We'd put it on the website. A homeowner comparing three foundation companies notices the one that shows its city registration and insurance, and it costs nothing to display.
How We'd Approach San Antonio
- Your Business Profile first. Google ranks map results partly by distance from the searcher (Google), so your own profile is what ranks you near your shop.
- A website built around San Antonio questions: watering stages, hail and insurance rules, city registration, and the parts of the metro you serve. That's how we build SEO websites.
- [Google Ads](/services/ppc-management) on a local calendar, with outdoor-project campaigns timed around watering rules and storm campaigns ready before hail season.
- Reporting you can check: calls, forms, lead quality and cost per lead on a real-time dashboard.
Ads can bring calls in the first week; SEO usually shows meaningful ranking gains within 60 to 90 days. Plans start with a 6-month commitment, then go month to month. Want to see results first? Our clearest Texas examples are on our Houston page.
